Our client, a distinguished privately-held commercial and residential real estate investment and development company conveniently located in the Bronx, is in need of a Director of Leasing to maximize leasing revenues from their properties. You will be working with the VP of Leasing and Property Management Operations, VP Property Management/Construction, and Property Managers to ensure that properties are maintained and operated in a manner that will attract potential tenants, promote retention and contribute to the positive reputation of the property and company. This is a Direct Hire Permanent Position; Hours: 9am-6pm; Salary: $125-150K DOE; email resume to jobs@concordepersonnel.com

Responsibilities:
• Lease negotiations and renewals
• Respond to property inquiries and handle acquisition inquiries
• Coordinate and/or show space to potential tenants and negotiate floor layout, work orders, rent, and associated lease documents and issues
• Review financial package with VP of Accounting to determine security deposit and credit-worthiness for potential lease deals
• Assist in the lease preparation process
• Work with the VP of Leasing and Property Management
o on assignments of leases and early surrenders
o in the management of broker relations and broker commission agreements
o in communicating with exclusive brokers regarding leasing activity and marketing strategy
o to develop marketing packages, mailers, brochures, floor plans and other materials needed to aggressively promote space.
• Coordinate and attend Broker Open Houses
• Develop and maintain a database with market information obtained from brokers and visits/calls to competitive properties
• Conduct targeted market study for each available space 12 months before any tenant renewal date or whenever there is an unanticipated vacancy
• Work with VP of leasing and Property Management Operations and Property Managers
o To analyze market information and determine market rents for available space
o Analyze existing tenants’ lease deals, propose terms for renewal letters, and negotiate renewal terms
• Assist with preparation of operating and capital budgets by providing leasing, tenant improvement, and lease commission assumptions Assure that "For Lease" signs are erected 6 months in advance of vacancies
• Present bi-weekly leasing status reports and other leasing reports, as required
• Work with VP Property Management and Construction to assure that construction/build-out work is thorough and meets the deadline necessary for tenant to occupy space on schedule and that demolition/preparation for leasing of vacated space is completed expeditiously.
• Visit company’s properties periodically and make suggestions about how to make the properties more valuable and identify opportunities for expansions and relocations of tenants.
• Handle acquisition inquiries.
• Represent ownership externally at events with real estate professionals, etc.
